Originally a large detached Victorian house built in 1852 (over 170 years old!) in the centre of Rugby town. This charming property was bought as a 4-bedroom family house and was meticulously renovated and converted into an outstanding luxury 9-bedroom co- living property. It is comprised of 3 studios and 6 ensuite rooms with a large communal kitchen lounge and an outbuilding home office.

Currently operating as an HMO, the property's flexible structure allows for potential conversion into a Serviced Accommodation model, providing adaptability to market trends and ensuring a promising investment opportunity. This adaptability, combined with its prime location, modern amenities, and comfortable living spaces, makes Project Saint an attractive investment opportunity.

The property’s prime location also provides effortless access to London and Birmingham, with Rugby railway station just a short walk away, offering direct services to London Euston and Birmingham New Street.

Planning

The planning process was initiated during the acquisition phase and was granted 1 week after completion on the purchase of the asset. The duration of the planning took approximately 3 months as there was intensive review on the parking amenities. Fortunately the property has a large driveway capable of accommodating up to 3 vehicles so the planning submission included detail on the new parking provision as well as intent to apply for a dropped kerb. Due to careful due diligence on satisfying planning criteria, we were able to achieve full planning permission at the first attempt which was a change of use from C4 to Sui Generis 9-bed HMO.

Additional information 

The property came with a separate coal storage unit which we converted into a home office and laundry room with it’s own tea station (sink & fridge). We decided to go the extra mile in providing amenities because of the number of occupants in the property.
