Cosy Hauz is a property development company specialising in acquiring and restoring often neglected, uninhabitable properties in desirable locations. Initially focused on converting residential properties to Houses in Multiple Occupation (HMOs), our strategy now includes converting residential properties into HMOs, flats, and luxury homes, which we put up for rental or sale. We also offer property sourcing and planning services to external clients.

Our team takes pride in transforming rundown homes into stylish, comfortable dwellings across South West London. With a scalable business model, we create better homes, providing our investors with better returns.

Xuan Meng

I'm Xuan Meng, the founder and CEO of Cosy Hauz. Since starting the company in 2018, I've built a multi-million-pound property portfolio. Before moving into property development, I spent 10 years in the Investment Fund industry, where I gained extensive experience in investment appraisals and financial products. This financial expertise has enabled me to rapidly scale Cosy Hauz. Today, we manage a property portfolio worth over £20 million and enjoy 60% year-on-year revenue growth.

I'm passionate about my work, finding great satisfaction in creating homes I would happily live in myself while delivering excellent returns for our investors.

Our Existing Portfolio

Founded in 2018, Cosy Hauz has established a solid six-year track record in property development, with a portfolio extending across the boroughs of Croydon, Merton, Bexley, Greenwich, Sutton, and Kingston. Our current portfolio includes 18 residential properties, comprising Houses in Multiple Occupation (HMOs), rented either room by room to professionals or as entire homes to supported living providers. The remaining properties consist of flats and houses, which are rented to professionals or families.

This Windermere Road project is ideally situated in Streatham, within walking distance of both Streatham Common and Norbury train stations. The property benefits from a wide range of shops and restaurants in the nearby Streatham and Norbury town centres. With its close proximity to London and strong local demand, the rental market in this area is particularly high.

Planning

We transformed Windermere Road from a rundown property into a high-standard, 8-room all en-suite HMO. Merton Borough imposes restrictions on large HMOs, so instead of directly applying for a 12-person HMO—which likely would have been refused—we employed a strategic approach. First, we converted the house into two flats, a straightforward process. Then, using Permitted Development rights, we transformed each flat into a C4 HMO. This approach allowed us to bypass the complexities of an extensive planning application while achieving the same outcome, showcasing our innovative planning expertise.
